Firstly, keep in mind that there are a few things you have no control over. These include general value trends in your area and economic trends in general. Before selling your house, you will have to ascertain the current market conditions, and the effect it will have on the selling price.

Regardless of current market trends, there are a few things you can do to get the best possible deal. The key factor here is the value of perception. The better the impression you create, the better the price the buyer will be willing to pay.

Do whatever you can to improve the appearance of the house, outside and inside. Start of with getting the lawn cut and trimmed and trimming trees and shrubs growing wild.
